BOOKING AND DEPOSIT
The Party Leader, by returning the completed booking
certifies that he or she is authorised to agree the Booking Terms and Conditions on behalf of all persons included on the Booking Form, including those substituted or added at a later date. The Party Leader must be a member of the party occupying the property and must be 21 years or over. Bookings cannot be accepted from parties of young people less than 21 years of age.

Please ensure you read and understand these terms and conditions pertinent to your accommodation rental. If you have any queries, please do not hesitate to contact us (hereafter called the Owner) for clarification before you complete and return the booking form.

In order to confirm your booking a deposit of £150 ($200) per week or part thereof will be required

PAYMENT OF BALANCE

Full payment including Security Deposit requested must be received, normally 10 weeks or more prior to departure date. Failure to make full payment within the specified period will entitle us to cancel the booking and claim the appropriate cancellation charges.
SECURITY DEPOSIT
Upon payment of the final invoice a security deposit of £150 ($200) may be required against breakages, telephone charges or damage caused during the rental period. In the event of any charges being made you will be advised in writing, otherwise the deposit will be refunded within 28 days of return. (Usually within 3-4 days)
Irrespective of any security deposit taken, you will be liable for any damage done to the property by any member of your party
IF YOU CANCEL YOUR BOOKING
If you or any member of your party wishes to cancel the whole or any part of the booking once it has been confirmed, we must be informed in writing. The following cancellation charges will apply:
Period prior to departure within which cancellation Notice is received

·       Prior to 70 days         loss of deposit only

·       Less than 70 days      loss of total holiday cost (any Security Deposit will be refunded)

CHANGES AND SPECIAL CONDITIONS
Guests are advised to have appropriate travel/medical insurance in force for the period of their holiday. All matters arising with regard to loss or injury should be directed to the respective insurance company.
Guests are specifically requested not to allow unsupervised children to use the pool, local laws apply.
The pool is heated by 7 Solar Panels on the roof and there is no additional charge for this. On a sunny day they can increase the water temperature by up to 160 f, but when it is cooler overnight and/or not in clear sunlight they will probably be insufficient to heat the pool to an optimum temperature by the end of the day.
Outside high summer it is recommended that the optional electric heating is used in conjunction with the solar heating to ensure the pool is heated quicker. The Aquacal HeatWave SuperQuiet heat pump is designed to operate quieter and at lower temperatures than many other pumps on the market, but again can only heat the water by up to 300 f over the ambient air temperature, so no guarantee can be given for a specific water temperature any one day. The heaters rely on mechanical devices and as with any mechanical device they can be subject to electrical/mechanical failure. If such an occurrence was to happen, every effort will be made to repair the equipment. If the guest has paid for pool heat, then we shall refund only the days you are without pool heat.

The Owner is not responsible for the weather and, if it's warmer than expected, pool heating requested still has to be paid for.

As owners of the property we, or our servants or agents, will not be liable for any loss or delay occasioned by any of the following: strikes, riots, political unrest, hostilities, war or the threat of war, terrorist activity, industrial disputes fire flood, technical/weather problems to transport, aircraft, closure of airports travel bans, or any other event beyond the owner's control.

Please ensure you read the Villa Manual when you arrive as this has lots of useful information to assist during  your stay.  In Particular:-

Please ensure that  the Trash Can(s) are put out for collection on Wednesday evening ready for collection Thursday (Trash and Recycling) Very Important as collections now only weekly and the Florida climate means they  are likely to become infested  if not emptied.

And on Departure day:-

·          All beds that have been used should be stripped.

·          All towels, other than those used on the day of departure, should already be laundered and dried.

·          Towels used on the day of departure should be placced in the washing machine on the wash cycle.

·          All remaining laundry should be gathered together and placed in or adjacent to the laundry room

PASSPORTS AND VISA (Non US Guests)

It is the holidaymaker's responsibility to make sure they have the correct travel documents. We cannot accept liability for any of the Passport & Visa requirements not being met or any refusal of passage.  Please check if you are not sure.

Entry requirements for USA - Passport Validity - Your passport should be valid for the proposed duration of your stay. You don’t need any additional period of validity on your passport beyond this, though it is often recommended that it be valid for 6 months from date of entry (UK link https://www.gov.uk/foreign-travel-advice/usa/entry-requirements.  If not, the holder will be admitted until the expiration date on the passport; check with the embassy.

Passport note:

(a) For nationals included in the Visa Waiver Program, passports must be valid for at least 90 days from date of entry. Any ESTA authorisation will end when the passport expires if not valid for the 2-year full term of the ESTA

(b) All travellers entering the USA under the Visa Waiver Program will require a passport with an integrated chip (an ePassport). See Entry requirements. (UK link https://www.gov.uk/foreign-travel-advice/usa/entry-requirements) Children included on a parent's passport also now require their own ePassport. Travellers not in possession of an e-Passport will require a valid USA entry visa.

(c) All travellers visiting the US under the Visa Waiver Programme are to provide details online to travel, through ESTA: The Electronic System for Travel Authorization (ESTA)which  came into force on 12 January 2009. It is a fully automated, electronic system for screening passengers before they begin travel to the United States under the Visa Waiver Program. ESTA applications must be submitted at least 72 hours before travel to the USA. Airlines must now deny check-in to passengers without valid ESTA. Some websites may charge you for the service but you can apply online at ESTA (https://esta.cbp.dhs.gov). There is a $14 fee. Payable by credit card.

INSECTS

Florida is a tropical state, insects and small creatures are inevitable and are not a cause for complaint. The property is treated periodically as part of a pest and termite control program. We advise you to keep windows and doors closed whenever possible. it will also help the air conditioning unit to work more efficiently.

Any problems should be reported to the Management Company.
